Livorna Estates is a little neighborhood in Walnut Creek. It's tucked on the southwest side. It's got a lot going for it. Livorna Estates is the neighborhood that's just east of Sugarloaf open space. That's one of Walnut Creek's a little bit smaller open spaces, but it is beautiful. Livorna Estates very much has that California suburban vibe to it. A lot of the houses were built right around the same time. So it's a little more uniform than other areas on say like the west side of Walnut Creek where they're older, but the location cannot be beat. You're still very, very close to downtown Walnut Creek commuting and that's why people want to live here.
Like a lot of neighborhoods in Walnut Creek, it has its own pool Homeowners Association. This is common and we get questions from people all the time thinking, what is this? Why do I have to join a pool? You don't. But it's very common to have like a neighborhood pool. And of course Livorna Estates has their own too.

Lavona estate is also one of those neighborhoods that's in Walnut Creek, but the schools actually don't go to Walnut Creek. They go to the San Ramon Valley District, which is south and includes Alamo and Danville.
